Lorne, if you think you've made no errors, maybe you could respond to the most substantial point I make in my post of 01/05/15 11:10:00 that you misapplied an average calculated for the top end of the properties to the whole lot? On the much more minor point, you now complain I use a 2.5% interest rate - in fact that's the very number you chose when you first mucked up your calculation. You're arguing with yourself on this one! Of course a mansion tax will have an additional effect on house prices, as I have always made clear. What is notable is that your entire efforts are directed at trying to discredit the mansion tax when Osbourne has already levied a much more substantial tax on high-value properties. That is truly the elephant in the room, and you are not alone in not recognising it. |
