We are seeing different things here. To me someone buys a house with 100K down and 12K per annum, at the end they could sell for 1 million. That's 780,000 profit on a 220,000 investment. Surely that's more than 4% (can't be bothered to work it out). But my compound interest calculator tells me that if you put 400K into a bank at 4% it's only worth 596K after ten years?. If you want 400K to turn into a million over ten years you need an interest rate of 9-10%. |
