| Without wishing to seem unappreciative of your efforts, what exactly has been achieved here? There have already been some pop-ups on this avenue of shops but by their very nature they don't last long. All Lendlease actually seem to have committed to is tidying up the areas they are responsible for which they should be doing anyway. The problem is that as the freeholder Lendlease don't want to give leases long enough for any serious business to set up but at the same time have no immediate intention of developing the site. With the current state of the economy and property market this situation could go on for years. What would be a genuine concession by Lendlease would be for them to offer longer leases at deeply discounted rents. They would be incentivised to do this by including in the contract terms which allowed them to terminate the lease at short notice with minimal penalties. Any business who took on one of these leases could also have first right of refusal on equivalent units in any new developments. |
