| In the case I am thinking of the landlord is worth well over £300 million, owns chunks of the West End and a goodly portion of Hertfordshire. One development, however risky and unsuccessful, will barely dent his portfolio! And relocating in the area - which would be critical - is not possible at a similar size: the smaller A3 properties aren't available.  |
