| There is a reason for the high rents, although it doesn't stand much scrutiny. Many of these commercial properties (especially in the shops and pubs sector) were bought by massive property investment companies between 2002 and 2007. They were able to fund the purchase through relatively cheap debt, and service the debt through rents charged to commercial tenants (shopkeepers or pub tenant managers). Because the interest payments on the debt are fixed (and have been creeping up as debts reach maturity and have to be refinanced at higher interest rates), the landlords are unable to reduce rents to new tenants. Most of theses property debts have strict covenants attached to them such as the % ratio of rents to interest payments and so if they allow the rents to fall, the covenants breach and the banks can foreclose. So it's all a catch 22, with no obvious solution. |
