Well, and this of course is not gospel, but the £77,000 was according to the BBC news yesterday and when a property search for homes under £125,000 was undertaken there were just 43 within the M25 area. I might add this is hardly Mumbai, but rent controls work in the USA, Ireland and all over Europe, so why should it be any different here?
