ha ha - so a 3 year one side only contract with  formula for rent increases which do not apply stability for a tenant but not for a landlord - sounds a bit daft to me - the commercial leases I grant have sensible lengths of time, sensible assessments of rental and give good stability to tenant and landlord - but why copy a model which has worked for years! I have never asked a tenant to leave (except for non-payment of rent when they then trashed the place). Is there no concept of risk/reward - the market force already exists on not wanting voids etc etc so the control is to control a problem that does not exist? - Gesture politics?
