I think it will backfire - but am in favour of it. In the last 20 years I have been renting out flats tenants have stayed longer than 1 year only 3 times (as they bought places) - which costs me agents fees and repairs. Plus the market means the rend did not go up most times. Looking forward to a tenant being tied into a 3 year contract with a rent linked to inflation as I will save approx £1400 a year per property and have a guaranteed annual rise! Landlords (in their right minds) love long lets! not sure the tenants will be too impressed though! |
