Labour's plans to limit rent rises to rises in the Consumer Price Increase may backfire. At present lots of Landlords do not increase rents when a tenant renews but under the new rules they maybe encouraged to put in a rent rise every year. Labour's ideas are not good for Landlord's either as compulsory licencing is likely to increase as it has in Brent and Newham. Licencing tends to effect the good landlords whilst the bad ones just carry on unlicenced. In parts of Brent Landlords have to pay £300 per property but no checks are carried out on them or the property as far as I am aware. Landlords are going to want to pass this cost on to tenants in the way of higher rents. |
