They have rent controls in Mumbai and some of the older buildings are falling down because the landlords cannot afford to repair them.  A similar problem happened here last time we had rent controls.
I think your example of needing a salary of £77,000 to buy a property is wrong as there are still properties for sale well under £200K within the M25.
