The landlord was reported on this site to be a company called Associated Properties Ltd which is based in a Birmingham suburb. I can't see any record of it owning other pubs. One of the directors is an architect and its business is described as letting or owning real estate. So apparently no background in the pub trade. As for the last question, the viability of a community pub would be determined by the lease in this case and it looks like rent which is currently advertised at £80,000 per annum. I've no idea whether that is reasonable. As a benchmark you'd probably want to look at the Queens Head/Hole in the Wall. As for ACV status, this looks like it may be a blind alley. It only really comes into play if the building is to be sold which doesn't seem to be the plan. |
