Is your daughter's property under offer?

If not I would suggest she only expresses interest in the three bed and ask to be informed if it sells elsewhere.

In the meantime keep looking at other properties and there would be no need to make a decision on the mortgage until she had a buyer and a property in mind.

If however she is ready to go with a buyer on her property then the real question is the property she now has in mind right or not as rates will only creep up slowly and five year fixed will still be an option all be it a slightly higher rate
