| Michael, I was already aware that the TfL development was predominantly car free however you may find this difficult to comprehend but this doesn't mean there will be no increase in vehicle movements in the area. While few of the extra 3,000 people will own cars they will need services, deliveries, carers and have visitors. The propensity for a non-car owning household to generate lower vehicle movements will only hold if they don't compensate by using ubers and getting groceries sent regularly by van. These extra vehicle movements will come on top of those generated by people already living there and, as has been pointed out the existing infrastructure already struggles from time to time. You will have at least five years of construction related traffic starting imminently so in the short term the situation is likely to get worse. If people see heavily congested access roads and the prospect is raised of one of them being closed, that may serve as a massive disincentive to buy flats. Developers obviously don't prioritise driving convenience but they will do what needs to be done to boost sales. If your confidence that the level crossings will be closed is based on better pedestrian crossings on the railways lines, it may be misplaced as it doesn't necessarily follow that this means the crossings are to be permanently closed to traffic. |
