Interesting to see the spin on this development in the article in the Telegraph (which presumably bears a closer relationship to the developer's press release on ChiswickW4.com). We are being told that this building will save us from an unpopular, garish office block for which there is no demand and replace it with much needed housing to tackle the latest shortage. Galliard are glossing over that they were part investors in the Octopus. Also with Chiswick Business Park fully let before it is completed there is no shortage of demand for office space in this part of the world and rents are close to all time highs. Plus the Octopus would have generated substantial revenues through advertising - it would have been a very profitable project. What actually appears to have happened is that they have realised that the current administration in Hounslow is much more pro-development than before and that planning approval for a building at least twice the size would be forthcoming particularly if they switch to residential. |
