There is no requirement for a developer to build healthcare and educational amenities. They now have to pay a Community Infrastructure Levy this should help pay for new amenities. No homes would ever be built if developers had to meet the full cost. Once the homes are occupied there will be an increase in the tax revenue the local authority gets plus central Government funding for health and education is based on population so there isn’t necessarily a shortfall. All these issues are dealt with in the documentation that goes with the application. They do claim there is ample capacity in local primary schools to accommodate new residents which I am sceptical of but I don’t think a significant number of school age children will be living in these flats. The issues with traffic is also gone into in some detail in the report. Once again there is cause for scepticism over some of the claims made. It is very easy to shout loudly and often how greedy you think the developers are being. They will be delighted as long as you do this rather than taking a careful look at what they are proposing and identifying potential grounds for a challenge. |
