Sean, I'm assuming from your post that this is a 'minor' residential extension ?. Essentially a material start does need to be made before the permission lapses in April, although what constitutes a material start doesn't necessary need to be much - there's case law showing that laying out pegs in the ground following the line of foundations is sufficient), although to avoid any doubt I would advise going beyond that, such as actually starting to dig foundations etc. Basically if you google 'lawful implementation of planning permission' you'll find plenty of guidance on this. |
