It is the lease premium - what you have to pay before you take on the lease.

Whether anyone would be willing to pay this given the requested rent and current market environment is open to question. Some suggested earlier that The Italians or a company associated with them had a short lease on the premises and were attempting to recoup their interest. I doubt that some how but, if true, it would be very alarming as it would indicate, that it made sense to close a thriving business even if there was no net rent cost.

The more established commercial agents operating on the High Road seem to be more realistic and are offering generous reduced rent periods for vacant units to allow a business to get established. This doesn't always work however - see Naturelia.
