Looks like an interesting idea... I don't imagine you could sell a flat in CV for £550 per sq ft though.....we sold a flat in bedford park for £485 per sqft 12 months ago and we felt that was a decent price - that was a duplex 2 bed in a converted edwardian house. Given the difference in location between BP and CV, I would say that £450 would be an absolute push, and I wouldn't want to base any decisions on a price higher than that - any additional I would want to be thinking of as a bonus if it ever happened. From the presentation, it looks like: Existing owners get improved communal areas, gardens and new lifts. The developers get to build and sell about 40 new apartments. The issue of the new roof is an interesting one - you don't need a new roof if you're going to build a new storey on top of the whole building - that's for the people building the new storey to deal with! If the developers got the go ahead to build a new storey, i wouldn't expect my service charge to be covering the costs that would have been incurred in replacing the old roof. Also don't know how that 2k service charge compares to the existing? All in all, it looks like every one wins, but the developers look like they are going to win by a lot more... |
