It was a little more than two or three years - London prices took nine years, from 1989 to 1998, to recover from the last crash in just nominal terms, eleven years in real terms, according to the Halifax. At the latest peak, Q3 2007, prices were three times higher than the previous peak, a 6% p.a. return - IF you'd decided not to sell in 1989 and then timed your sale just right. Any sale outside of a window of three years in eighteen and you'd have lost money in real terms. As we're not far off the peak at the moment, history would strongly say sell now before it's too late - though as they say past performance is no guarantee... |
