| Previous reporting suggested that Trillium or whatever the property company that bought up ex-BT and Royal Mail property assets calls itself these days is the freeholder of the building. Royal Mail was given a 15-year lease but this has expired and is currently rolled over annually. The Post Office is sub-letting from Royal Mail which doesn't seem willing to reduce the rent so the groundfloor part will be vacant apart from the delivery office. With the uncertainty over the global economy at the moment, I don't think anyone is going to be kicking off any redevelopments particularly when the asset is providing a steady yield and a shift to Bollo Bridge Road would be controversial and logistically difficult. The Royal Mail would only be able to offer a sub-lease on the same terms as their master lease which would be a rolling one year and no credible retailer is going to invest in a premises which could shut a month after opening. That points to us being left with a half empty eyesore building for years to come. |
