Correct, John. For my palate, the best pizza I've had in London. We wish them both well. As for Pizza Express, it would have to do with a more manufactured product and their estate. If they've been around longer I bet they have older and longer leases meaning lower rents. Companies like that often get a concession anyway seeing as they are thought to be an asset in a way a one-off independent is not.
