To a certain extent you are right and particularly Turnham Green Terrace.  The major factor is down to rents and rates which only go up and never adjust down when circumstances demand.

I am also wondering how much the redevelopment of buildings into 'luxury, high end' residential apartments which are being bought more for investment than to live in.
