| Are you referring to the article in today's ChiswickW4.com newsletter. If so I think you have missed the key point - the overall average has fallen because there has been a dramatic drop in the volume of sales of houses as opposed to flats. House sales have halved but flat sales have remained robust with prices reaching record levels. It is difficult to argue with the agents who put this down to concerns over the mansion tax. For this reason there is a direct link between prices and volumes although it is largely a technical one. If volumes of house sales rise so will prices. It is also wrong to overstate the social change that is taking place as a result of these price rises - the number of properties changing hands is a small proportion of the total stock and apparently more than half of people who buy a home in Chiswick already live in Chiswick. |
