All good advice from Tony - except that a JCT minor works contract is used when you have an architect or contract administrator - you cannot use it if it is just you and the builder - for which you could use the homeowner's contract http://www.jctltd.co.uk/category/home-owner-contracts Payment should always be for COMPLETED works and you should always hold a retention for a period of time after the works (either 6 or 12 months) to remedy what are called latent defects (things you can't see at the time, but might develop during a heating cycle say) I guess we are wandering away from the original question - but you have a price range between 35-50K and that feels about right to me :) |
