Be careful to ensure that the loft company obtains planning or confirmation from the planning authority that plannning permisision is not required because of its small size. Make sure they are obtasining a building regulation certificate which is given after the deposit of plans are approved and the works carried out.A structural iengineer has to dubmit calculations in most cases to make sure the stell beams and loading etc. are correct.Ask to see their other jobs. A fire corridor sometimes has to be created with fire closing doors from the upper floors .If you don't get the bulding regs side correct it can be hard to sell. Toilet/ bathronm should be small but CP Hart quality to maximise space.Plenty of small rads for good heating. Pay in say 3 installments otherwise they won't come back and finish minor defects.Use a JCT minor works agreement but the contractor may feel uncomfortable but what recourse have you got if they turn up omce a week or build it wrong.Make sure they're not running loads of jobs and so you have to wait your turn.Guarantees are ok but the Company will probably go bust within 5 or 10 years or reform under a different name if they are sued by another job which went wrong.Good luck and it has to cost 50K imho to be quality. |
