Kind of a piece of string as you need to know if the walls and foundations were substantial enough to take a second storey.

If they were then you are taking apart the ceiling of the floor below and replacing with a floor - so the construction cost of the bit above and re-working of the room below.

Chiswick is a strange market - but as a rule of thumb I look a meter rate of 2.2k for new works and 800 for refurb plus whatever you spend on your bathroom (10K)

PLUS Fees and VAT

Bear in mind that in an existing property there are often knock on costs like plumbing etc ........
