Kind of a piece of string as you need to know if the walls and foundations were substantial enough to take a second storey. If they were then you are taking apart the ceiling of the floor below and replacing with a floor - so the construction cost of the bit above and re-working of the room below. Chiswick is a strange market - but as a rule of thumb I look a meter rate of £2.2k for new works and £800 for refurb plus whatever you spend on your bathroom (£10K) PLUS Fees and VAT Bear in mind that in an existing property there are often knock on costs like plumbing etc ........ |
