I have heard that some properties in Kensington have dug 80 ft down and if property prices increase and technology improves there will be more development down rather than up but there is a long way to go before this has an impact. The acid test is probably insurance premiums - if people in the are start getting higher quotes for renewal then somebody somewhere thinks that the risk isn't negligible.
