As Duncan says a Cerfiticate of Proposed Lawful Development confirms that planning permission isn't required for whatever development is the subject of the application, for example because it is permitted development. There's no legal requirement upon someone to obtain such a Certificate, but it is perfectly common to do so given that the Certificate is a legally binding determination that planning permission isn't required, which is obviously useful if the property is being sold at a later date etc. I've been in contact with the OP directly off forum and having seen the relevant Certificate application I can confirm the proposed extension is permitted development. |
